Professional House Clearance & Complete Property Strip-Out
A full house clearance is far more than a van and a skip. Whether you are dealing with a property after a death, an eviction, a neglected tenancy or a house that has simply become unmanageable, Grime Scene Guys will empty the property completely, clear any hazardous items safely, and leave it ready for deep cleaning, repair, sale or re-letting. Every job is handled discreetly, respectfully and without judgement.
What a Complete House Clearance Includes
We clear the whole property from loft to cellar, including garages, sheds, outbuildings and gardens where required. A standard clearance covers:
- Complete Property Clearance: Every room emptied of furniture, personal belongings, clothing, bedding, kitchenware, boxes, clutter and general rubbish, leaving the property clear and empty.
- White Goods Removed: Fridges, freezers, washing machines, tumble dryers, dishwashers, cookers and microwaves are disconnected where safe to do so, taken out and disposed of correctly, including appliances containing refrigerant gases.
- Sofas, Beds & Soft Furnishings: Sofas, armchairs, mattresses, bed bases and other upholstered items are removed and disposed of, including items that are soiled, infested or no longer fit to be reused.
- Wardrobes & Large Furniture: Wardrobes, chests of drawers, beds, tables, units and shelving are dismantled where needed and removed from the property, including from upstairs rooms and awkward access.
- Carpets & Floor Coverings Lifted: Carpets, underlay, laminate and vinyl are stripped from floors and removed, including contaminated or heavily soiled flooring, so subfloors can be inspected and treated.
- Drug Paraphernalia Safely Removed: Needles, syringes and other drug-related items are located and removed using safe sharps procedures, and disposed of through the correct hazardous waste routes. We never handle these items unsafely and we never judge.
- After-Death Materials Removed: Where a death has occurred in the property, contaminated bedding, mattresses, furniture, flooring and other affected materials are removed and disposed of as controlled waste, with specialist trauma cleaning available where needed.
When Is a Specialist House Clearance Needed?
A specialist team is worth calling when the property has more than ordinary household contents in it. We regularly clear homes in these situations:
- After a Death: Families, executors, housing associations and solicitors often need a property emptied quickly and sensitively, particularly following an unattended death or where the home has been left for some time.
- Evictions & Abandoned Tenancies: Landlords and letting agents need properties cleared of everything left behind, which can include rubbish, damaged furniture, soiled carpets and hazardous items.
- Hoarded or Neglected Properties: Homes with heavy accumulation of belongings or waste, where safe access, sorting and removal are required before any cleaning can start.
- Probate, Sale & Re-Letting: Properties that need to be emptied and left clean and clear for sale, refurbishment or the next tenant.
Our House Clearance Process
Every property is different, so we work to a clear, structured process that keeps the job safe, tidy and on schedule:
- 1. Survey and Quotation: We assess the property, discuss what needs to go and any items to be kept, and identify hazards such as sharps, soiled materials or heavy contamination. You receive a clear quote before any work begins.
- 2. Safe Sorting and Hazard Removal: Our team wears appropriate PPE and removes hazardous items first, including drug paraphernalia, sharps and contaminated materials, so the rest of the clearance can proceed safely.
- 3. Full Strip-Out and Removal: White goods, sofas, wardrobes, beds, general contents and carpets are removed and loaded for lawful disposal. We take care with the property, the neighbours and any items of value or sentiment that are to be set aside.
- 4. Final Sweep and Handover: The property is left empty and swept clear. Where required we can follow on with a deep clean, biohazard decontamination, odour removal or sanitising treatment, so the property is genuinely ready for its next step.
Specialist Cleaning After Clearance
Because Grime Scene Guys is a biohazard and trauma cleaning specialist, we can carry on where an ordinary clearance company has to stop. If the property needs it, we can arrange:
- Biohazard and Trauma Cleaning: Professional decontamination of areas affected by bodily fluids, unattended deaths or other biological contamination.
- Odour Removal: Treatment of lingering smells once the source materials have been removed, including from floors, walls and subfloors.
- Deep Cleaning and Sanitising: A thorough clean of the empty property, finishing with a disinfectant treatment so it is safe to enter, repair, sell or re-let.
Legal Waste Disposal & Environmental Compliance
Everything removed from a property is waste, and the law requires it to be carried and disposed of properly. We handle that for you:
- Licensed Waste Transport: Grime Scene Guys is a fully registered, upper-tier waste carrier (License CBDU6228708). We are legally authorised to transport and dispose of controlled and hazardous waste in line with the Environmental Protection Act 1990.
- Duty of Care Paperwork: On completion, clients can be provided with a Waste Transfer Note as proof that the waste was removed by a licensed carrier and taken to an authorised facility, not fly-tipped.
- Discretion and Professionalism: Backed by over 30 years of operational experience within the UK police and prison services, our team treats every property, and every family, with confidentiality and respect.
Handy Tips Before Your House Clearance
A little preparation helps the clearance go smoothly and avoids anything important being lost:
- Set Aside Valuables and Paperwork: Check for documents, jewellery, photographs, keys and sentimental items before we start, and tell us about anything that must be kept. If you cannot attend, we can set items aside for you.
- Do Not Handle Sharps or Unknown Substances: If you find needles, syringes or unidentified substances, leave them where they are and do not try to pick them up. Tell us and we will deal with them safely.
- Tell Us About Access: Let us know about parking, stairs, narrow access, keys and any restrictions, so we can bring the right team and equipment.
- Confirm Ownership and Authority: If the property is being cleared after a death or on behalf of someone else, make sure the right person has authority to instruct the clearance.
